Reservation and Cancellation
Zoe Realty Trust reservation and cancellation policy Thank you for your interest in Zoe Realty Trust. We own a total of eleven short-term rental apartments in On MapQuest- look for This is a small family run operation and we would try to accommodate you to the best of our abilities. Do not hesitate to call should you have special requests or questions. Policy
1. We take full rent for any reservations done 180 days before booking. Security deposit if taken will be charged separately for the amount indicated on the listing and will be refunded within 7 days given no problems were found. (See security deposit information at the bottom of this page) 2. Over $1000 we only take 50% rent deposit for reservation done more than 6 months in advance. Less then $1000 is charged in full in advance at confirmation. 3. Full balance must be paid no later then 90 days before the reservation date. 4. Cancellation for full refund is available no later then 90 days prior to booking. 5. If cancellation was done less then 90 days, refund is available only if apartment has been re-booked for the same dates. 6. We accept only Visa/ MC/ Am-Ex or discover and ACH checks 7. Refunds will be credited in the same form it was received. 8. To reserve the apartment we ask that you supply the following: A. full name and address ( same as credit card supplied) B. Credit card # C. Expiration Date D. Last 3 digits on the back of the card on right (visa/ MC) and 4 digits on right above CC # for America Express. E. Phone number (best cell number) F. E mail address 9. Always call 24 hours before your arrival to confirm time of arrival and key arrangement or special requests you may have. Please call Ryan at 866-963-9899 10. Please bring your confirmation with you as well as apartment description. 11. Our online reservation is on a secured with a SSL 128 certificate. 12. For a stay less the five days minimum you may be charged cleaning fees each apartment will have different cleaning fees in the description. 13. We reserve the right to make reservation changes due to unforeseen circumstances. Those are rare but could happen. In case of such an event you will have the option to get a full refund but no compensation above and beyond what you already paid. 14. If you arrive later the 1pm your keys will be placed at the black mail box at 15. In the rare case that the apartment become unavailable under an unexpected circumstances we will try to give you a comparable apt. In case non are available we will issue a full refund. The damages of cancellation will be limited to the amount charged.
Security Deposit as of 1/1/2008 Why we may charge Security deposit. At the moment we do not charge Security Deposit but we reserve the right to do so Security deposits is something we realized we have to keep in order to maintain the quality of the apartments. We did not keep Security deposits for the first 3 years and we found that guests in general were responsible but few guests did damages to the furniture and took some of the items from the apartment. We found ourselves continuously needing to buy new furniture, repair damages and spend extra time on cleaning. We found that we would need to increase our rate significantly in order to keep with our maintenance expenses. We do not want to increase our rates because of the few who were less responsible. We would like to stay : ? a great affordable alternative to high priced hotels?. The security deposit is kept against any possible damage, and for claims the landlord may have arising from your tenancy at this short term fully furnished apartment. Security deposit will be charged separately and will be returned within one week following the end of the tenancy unless: 1: The apartment is not delivered reasonably clean: a. dished clean and organized b. all trash in trash bags c. tenant did not vacate by 11am forcing the cleaning people to spend valuable time d. Marks on the wall 2: Other items we will be inspecting e. Damage the furniture f. Broken items g. Missing items Normal wear and tear is to be expected but we ask you to take a special care in delivering back the apartment in the same condition you received it. We thank you for your understanding Please inform the landlord immediately of any damages which may occur to the property during your stay. No subletting will be allowed unless your received landlord written permission. Otherwise the name on the reservation must match with the people who stay in the unit At the end of the tenancy you are expected to deliver the apartment in a clean condition. No dished, food or items left behind, floor and bathrooms are clean. Please remember to lower the A/C or heat and bring the keys back. Thank you
